SERVICE 01 · MOST REQUESTED
Parking Lot Line Striping
Sharp, accurate stall lines are the foundation of a safe, organized parking lot. We handle everything from new layouts on freshly paved asphalt to full restripes on faded lots — using contractor-grade line striping machines that deliver uniform paint width and film thickness every single pass.
Our crew measures and plans stall geometry before a single line is painted. That means proper drive aisle clearances, optimal stall angles (typically 45°, 60°, or 90°), and layouts that actually maximize your usable capacity — not just approximate it.
What’s Included
- New layout design & measurement
- Full lot restripes
- Standard & angled stalls
- Drive aisle markings
- Directional arrows
- Curb painting
- No-parking zones
- Reserved space markings
Who This Is For
Commercial property owners, retail centers, office parks, apartment complexes, HOAs, churches, warehouses, and any business or municipality needing a clean, safe parking layout.
Stall sizing and aisle width standards are outlined by the NACTO Urban Street Design Guide. We plan layouts against these benchmarks for maximum usability and safety.
SERVICE 02 · COMPLIANCE CRITICAL
ADA Compliance Painting
Non-compliant accessible parking is one of the most common and costly property liability issues in the country. Title III of the Americans with Disabilities Act requires commercial facilities to maintain accessible parking spaces that meet strict dimensional and signage requirements — and those requirements are enforced.
Stars and Striping paints ADA-compliant accessible stalls to the exact specifications of the U.S. Access Board ADA Parking Guidelines and the 2010 ADA Standards for Accessible Design: minimum 8-foot stall width, 5-foot access aisle, van-accessible stalls at 11 feet wide, and properly placed International Symbol of Accessibility stencils.
What’s Included
- Accessible stall painting (8 ft wide)
- Van-accessible stalls (11 ft wide)
- 5-ft cross-hatch access aisles
- ISA (wheelchair) stenciling
- "VAN ACCESSIBLE" stencil
- Compliance layout review
- ADA stall count assessment
- Restriping existing stalls to spec
Who This Is For
Any commercial property open to the public: retail stores, restaurants, medical offices, apartment properties, churches, schools, and any business subject to ADA Title III obligations.
Required stall counts scale with total lot size. A 50-stall lot requires 2 accessible spaces; a 100-stall lot requires 4; one in every 6 accessible spaces must be van-accessible. Full table at access-board.gov.
SERVICE 03 · CODE REQUIRED
Fire Lane Painting
Fire lanes are life-safety infrastructure. When they’re blocked — even by a single vehicle — emergency response times increase. That’s why local fire marshals across Kansas and Missouri actively enforce fire lane markings, and why improperly marked or faded fire lanes put property owners at direct legal and financial risk.
We apply bright, durable red curb paint and NO PARKING / FIRE LANE stenciling that satisfies NFPA 1 Fire Code requirements and local Johnson County and Kansas City ordinances. Every fire lane project is signed off to the specific requirements of your jurisdiction.
What’s Included
- Red curb painting
- "NO PARKING – FIRE LANE" stenciling
- Yellow centerline repainting
- Directional flow arrows
- Tow-away zone markings
- Clearance measurement & layout
- Code-conforming widths (20 ft min.)
- Before & after documentation
Who This Is For
Any commercial property with a required fire access lane: shopping centers, apartment complexes, office buildings, warehouses, hospitals, schools, and any site subject to local fire marshal inspection.
NFPA 1 requires fire lanes to maintain a minimum 20-foot unobstructed width and be marked per local AHJ (Authority Having Jurisdiction) requirements. See NFPA 1 Fire Code for standards.
SERVICE 04 · CUSTOM & STANDARD
Pavement Stenciling
Painted text and symbols on pavement communicate essential information to drivers and pedestrians — reserved parking, speed limits, pedestrian crossings, loading zones, and more. Done right, stenciling makes a property more navigable and significantly reduces accidents and confusion.
We work with both standard DOT-spec stencil sets and custom stencil templates. Whether you need a single “HANDICAP” symbol or a full set of directional stencils across a multi-building campus, we handle the layout, alignment, and application with commercial-grade paint and precision masking.
What’s Included
- ADA / ISA wheelchair symbols
- "RESERVED" stencils
- "NO PARKING" stencils
- Loading zone markings
- Speed limit numerals
- Directional arrows (straight, turn)
- "STOP" & "YIELD" markings
- Custom text stencils
Who This Is For
Property managers refreshing existing markings, new construction needing a full stencil package, municipalities marking public lots, and businesses with specialized parking needs (EVs, delivery, permit zones).
Standard pavement marking specifications — font heights, arrow shapes, and symbol proportions — are governed by the Federal Highway Administration’s Manual on Uniform Traffic Control Devices (MUTCD). We apply stencils to these standards.
SERVICE 05 · SAFETY & VISIBILITY
Bollard Painting
Unpainted or faded bollards are invisible hazards. Drivers clip them constantly — damaging vehicles, bollards, and sometimes building facades — because low-contrast steel blends into asphalt backgrounds, especially in low-light conditions. High-visibility paint solves this immediately and at minimal cost.
We paint steel and concrete bollards with durable safety-yellow traffic paint, with optional reflective banding for maximum nighttime conspicuity. The result is a clearly marked perimeter that reduces collision incidents and demonstrates visible liability mitigation to your insurer and tenants.
What’s Included
- Safety-yellow full-body painting
- Reflective stripe banding (optional)
- Steel & concrete bollard prep
- Surface cleaning before application
- Multi-coat application
- Building entrance bollards
- Perimeter & storefront bollards
- Parking deck bollard painting
Who This Is For
Retail storefronts, drive-through lanes, warehouses, gas stations, banks, and any property with protective bollards that need to actually be seen by approaching drivers.
Retroreflective or high-visibility marking of fixed hazards in traffic areas is recommended under FHWA MUTCD guidance and is widely adopted as best practice for permanent installations by property risk managers.
SERVICE 06 · UNDERESTIMATED SERVICE
Light Pole Base Painting
Light poles placed within or near parking stalls are a silent liability on most commercial lots. The concrete or steel bases blend into the asphalt surface and are routinely struck by drivers — especially at night, in bad weather, or when navigating unfamiliar lots. The resulting damage is costly and the liability exposure is real.
Safety-yellow paint applied to light pole bases is a simple, fast, cost-effective intervention. It creates a high-contrast visual alert at low field of vision — exactly where drivers are looking — and dramatically reduces the frequency of vehicle contacts. It’s one of the highest ROI services we offer per square foot of paint applied.
What’s Included
- Safety-yellow base painting
- Concrete base painting
- Steel anchor base painting
- Surface prep & cleaning
- Reflective paint options
- Single pole or full-lot service
- Coordinated with lot restripe
- Interior parking deck poles
Who This Is For
Commercial lot owners, property managers, and facility directors at shopping centers, apartment communities, office parks, hospitals, and any large-surface parking area with pole-mounted lighting.
OSHA’s walking-working surfaces standards (29 CFR 1910.22) require facilities to mark fixed obstacles in general industry environments. Yellow is the universally recognized caution color per ANSI Z535 safety color standards.
